Project Objectives
The BIM Management mission was to accompany Urbis Urbis Réalisations in its BIM approach and to use an innovative BIM technique.
The main objective of the project was to enable the Thermal Engineering Office to carry out energy analyses based on the architectural model. To achieve this result it was necessary to create a specific modeling adaptations for the E+C- calculation .
In addition, the project had to meet the highest BIM standards : the compilation of georeferenced models, interferences analysis by automatic verifiers and the extraction of quantities from the models uploaded on an OpenBIM platform, etc.
openBIM Achievements
All the project designers worked on Revit 2019, nevertheless, the project management decided to work in an Open BIM format in order to integrate the BIMSYNC online plateforme and for Solibri BIM analyses.
This solution also has the advantage of being able to integrate future collaborators into the project and to maintain high standards of BIM production.
All communications were carried out in BCF format.

All of the digital models were exported in IFC format and put online on an OpenBim platform, which allowed the meetings to project an up-to-date compiled digital model.
Thanks to the exchanges in BCF format, the identification of issues on the digital working model was much more efficient.
Exports of architectural models in CityGML format enabled the thermal design office to carry out automatic analyses from the digital model, which was then used for the E+C- label.

Detailed description of the project
APSARA is a residence located in the heart of the ZAV OVALIE, a new eco-neighbourhood in Montpellier (34), developed by SERM. At the crossroads of several of Montpellier's major thoroughfares, it combines active life with city life and brings together schools, shops, transport, etc.
Comprising 50 housing units on four and five floors, a commercial space in the Ground floor and 69 parking spaces on two basement levels, the APSARA residence offers a place to relax for future residents with a landscaped garden in the heart of the island and a vegetable garden on the roof terrace.
In terms of architecture, the choice of generous volumes was made, which can be found in the interiors. The materials were chosen for their longevity, insulation and aestheticism. All of which contribute to achieving a high environmental objective (E2C2). The Apsara residence is labelled E+C- "positive energy (E+) and carbon reduction (C-)".
The project, developed entirely in BIM, is about to start for delivery in 2022.
The mock-ups were designed for the operational steering of the WFD phase and for the good coordination between the AOM and the EOM. Currently no particular use is foreseen for the operation.
Nevertheless, the accuracy and the level of detail of the models make them usable for the technical and architectural synthesis. Moreover, they are perfectly exploitable for companies in the consultation phase in order to understand and quantify the works to be carried out. Finally, these models will be given to the syndic of co-ownership.
URBIS Réalisations commissioned MBAcity for BIM Management level 2, represented locally by one of its employees who attended all the meetings in person and was in direct contact with the Project Owner. At the same time, another MBAcity BIM Manager oversaw BIM analysis and remote technical support.
All the participants worked on the REVIT 2019 software. In addition, in order to maintain high standards of BIM production, the collaborative platform Bimsync was set up. Beyond the integrated viewer, the platform integrates an EDM and allows a collaborative exchange through comments in open .bcf format. Finally, the control and analysis of the models were carried out using SOLIBRI Model Checker. The project is thus carried out in Open BIM.
In addition to assisting the project's stakeholders as BIM Manager, MBAcity was able to federate and make use of the functionalities offered by the Bimsync platform. The proactivity, the user-friendliness and the desire to progress of all involved have allowed an exemplary fluidity of the BIM process with very regular repositories of models and continuous information sharing beyond the framework given by the BIM convention.
With several BIM experiments since 2016, URBIS Réalisations, assisted by a BIM AMO, has been able to approach BIM with a real strategy. The capitalization of successive experiences has allowed us to acquire a BIM maturity, to have generic documents and to fully master the Bimsync platform, which is systematically used.
The BIM agreement is customized for each operation by the BIM Manager according to the BIM objectives sought by the Project Owner and the context of the operation: maturity of the participants, construction methods and performance objectives.
In anticipation of the RT2020, Aspara has been chosen as a pilot project for the E+C- label with BIM. The objective of Urbis Réalisations was to prove that BIM models could be used directly with specific modelling for the calculation of E+C-.
The requirements of the thermal / fluid / LCA design office were communicated to MBAcity, translated and integrated into the BIM convention in order to influence the modelling approach and make the models compatible with energy calculation software.
Detailed description of openBIM on the project
The BIM specifications defined specific recommendations for IFC exports for each model. This ensured the correct compilation of the digital models on the platform and data consistency .
These recommendations have been made for all format models and to anticipate the arrival of future participants using other software.

Benefits from using openBIM
The advantages of using an openBIM have been numerous:
- The automatic calculation of the E+C- from the model allowed to choose the best ecological configuration of the building.
- An update of the BIM convention integrating the requirements of the E+C- label for all future BIM projects of Urbis Réalisations.
- Two new operations were launched with Urbis Réalisations within 4 months of the completion of the APSARA project.
- Almost totally eliminating mail exchanges thanks to the use of the BCF format.
- The extraction of quantities made it possible to control the budget envelope for the cost of the work.
- The compiled design models created a sound basis for the technical synthesis
